Color changes or façade modifications trigger additional Trakhees review (2–4 weeks). We file the correct paperwork for your situation as part of every quote.
How is the Emaar villa color code matched?
Each Emaar villa has an assigned paint code stored in the property file (Login → My Documents → Villa Drawings & Paint Code on the ECM portal). With your authorisation we retrieve it, source the exact Jotun or Dulux equivalent, and certify the match in writing in your quote so you cannot receive a community Notice of Violation.
How long does exterior villa painting take in Dubai?
3-bedroom single-storey: 4–6 working days. 4-bedroom double-storey: 5–8 days. 5-bedroom: 7–12 days. 6BR+ Palm or Emirates Hills: 10–18 days. Summer surface temps over 45°C may extend by 1–2 days. We commit a written completion date upfront.
What's the Jotun Jotashield system?
Jotashield is the most-specified Dubai villa exterior system — a UV-stable elastomeric topcoat designed for GCC climate. The Tex Ultra variant adds salt-resistance for coastal villas. Applied with anti-algae primer and 2 topcoats, expected service life is 5–7 years.
Is scaffolding included?
Yes. Scaffolding for double-storey and multi-storey villas is in the fixed quote — never sprung mid-project. Scaffold + safety harness + crew rotation for high walls is standard.
What about the Nakheel security deposit refund?
We deliver the work to Nakheel community standards and submit completion photos and documentation to release your refundable security deposit. If the community rejects the inspection due to our work, we re-do the failing item at our cost.
Can you paint just the boundary walls?
Yes. Partial repaints (boundary walls only, gates only, or specific façades) are quoted individually. Same Jotashield system, same prep protocol, same warranty.
